What buyers actually need to know
Vendors may have recently painted, recarpeted or stored goods against walls. Cosmetic freshness is not a pest clearance. Inspection looks at timber, moisture and access, not staging.
Auction timelines are tight. Book as soon as the property is in play. A rushed five-minute look is not an inspection.
A pest inspection is not a building inspection. Structural defects, roof condition beyond pest signs, and electrical issues sit with the building inspector. Many buyers commission both.

Mudding, damaged timber, previous treatment stickers, or landscaping that hides the slab edge.

Leaks, poor drainage, subfloor damp and gardens against walls.

Locked sheds, low subfloors, packed rooms and rain on the day that blocks the roof void.

Signs of borers or fungal decay where they are visible and relevant.
Buying blind
Settling without a current pest inspection can mean inheriting active termites or a building that is highly conducive to them.
Reports that skip limitations are more dangerous than reports that list them. You need to know what was not seen.
We will not write a glowing clearance because a sale is otherwise going well. If we cannot access an area, the report says so.
How the inspection is done
Visual, non-invasive inspection of accessible interior, exterior, subfloor and roof void as conditions allow. We look for timber pests and conducive conditions.
You receive findings in plain language: evidence found, no evidence found in accessible areas, and recommended next steps such as treatment, invasive inspection, or moisture repairs.
If you want us to treat after you own the property, that is a separate engagement. The inspection is not a disguised sales pitch, and we will not invent damage to win a treatment job.

Pre-purchase pest inspections are focused on timber pests such as termites. Mention cockroaches or rodents if you also want those noted; they are not always the core of a timber pest report.

Do you inspect units? +
We can inspect a unit’s accessible interior and any exclusive outdoor area. Common property and other lots are usually outside scope unless arranged with strata.
